BEDMORE House Rules
Please be advised that booking with us is a binding agreement. You hereby authorize Airbnb to charge for any House Rules violation(s).
1. When you arrive at the building:
1. Enter the parking garage on the front right-hand corner of the building.
2. Drive up the ramp to the 4th floor
3. As you turn left on the 4th floor in front of you are parking spaces
4. Look to the left end of the parking row and you will see spaces 33c and 32
5. There will a reserved parking cone in front of your parking space.
6. Move the cone to the back of the space by the parking sign with our logo on it
7. When you leave be sure to place the cone back in the of the front of the space by the numbers.
8. Walk to the elevator on the right hand wall. You will see from the your car.
9. Take the elevator to the 1st floor.
10. Exit right out of the elevator and walk to he Front Concierge desk located underneath the Kenect sign.
2. Check-in
Check-in: 3:00 PM or later
1. Park your car
2. Walk to the elevator (1st door on the right) and go to the main (1st) floor
3. Walk to the lobby concierge and announce your name
4. They will escort you to your apartment.
5. There are 3 elevators for you convenience
6. Press the up button
7. Enter the elevator and press the fob against the lower black square panel located under the floor numbers
8. Watch for a green symbol at the bottom of the panel
9. Once it turns green press the floor your apartment is on
10. You will not need to use the fob on floors 1-7
11. Take the elevator up to your floor.
12. Your key fob will be waiting on the key holder inside the front door
13. Use the key fob for your unit, elevators, and all building amenities
3. Occupancy & Visitors
• Only registered guests are allowed on the property.
• No unregistered visitors without prior written approval.
• Maximum occupancy: 3 people.
• No parties, gatherings, or events of any kind.
• Minors
Minors cannot be left in the unit or leave the unit unattended. This includes the pool and gym etc.
• No unregistered people
· All guests need to be present at the time of check in.
· No visitors are allowed on the property.
· Capacity is two adults + 1 child or three adults. However, the number of people that you have been approved for on your reservation is the total number of people that can be in the property.
For each guest that enters the premises more than what's on the reservation the reservation will end with no refund and there will be a $350 security fee.
4. Noise, Behavior & Community Respect
• Noise monitor
To ensure that all guests have a pleasant stay, the property has a decibel meter (but does not record sound). There is a $350 reset fee if the guest disconnects the device or WiFi..
No partying or excessive noise
Guests will vacate the premises immediately if a party and/or excessive noise occurs – and charged $350 (security charge).
• Quiet hours
Quiet hours: 10:00 PM – 8:00 AM.
No loud music, yelling, slamming doors, or disruptive activity — respect neighbors at all times.
10:00 pm to 8:00 am. This means no music or loud conversation after 10 pm. $350 security charge if
security is required to visit.
Violation of noise policies will result in removal from the property without refund.
5. Smoking, Vaping & Drug Policy
• Absolutely NO smoking or vaping inside the unit, hallways, elevators, or balcony, common areas, including on the landings or anywhere on property.
· If smoking occurs inside it will leave behind a smoky odor and costs $500 for us to
clean.
• a $500+ deep-cleaning fee will be charged.
• No illegal drugs. No marijuana vaping or smoking on premises (building policy).
· The property and balcony has a smoking detector.
· Guests will be asked to immediately check out with no refund.
• Smoking Detector
If guests tamper, disconnect, or cover the smoke detector, a $350 reset and inspection fee will be applied.
6. Pets / Service Animals
• Well-behaved dogs are welcome. As this is a pet-friendly building and neighborhood, you may encounter other dogs in elevators, common areas, and while out on neighborhood walks. For everyone’s comfort, we kindly ask that dogs remain leashed in shared spaces, are kept calm during quiet hours, and are not left unattended if they tend to bark. We appreciate guests cleaning up after their pets so shared spaces remain enjoyable for all.
• Pets are allowed with pre-approval.
• Service animals must be disclosed before arrival and may not be left unattended.
• One pet (dog or cat) is allowed for a $150 pet fee, if requested, authorized, and paid on the date of booking. The guest is required to message the host on the date of booking and confirm that their dog won't be left in the unit or balcony unattended and will curb their pet off property. The guest agrees to pay the $175 sterilization and cleaning fee if the dog goes on the bed or sofa. The guest agrees to pay a $185 manager visit fee if the pet is left in the unit or balcony (if applicable) unattended. The guest agrees to pay $350 per pet for unauthorized pets. The guest agrees to pay the host the fees above if a violation occurs and have Airbnb cancel the reservation for any of the above House Rules violations with no refund.
7. Cleanliness & Care
• Treat the property as you would your own home.
• Wipe spills immediately, use coasters, and avoid staining furniture.
• Remove trash regularly — do not leave food exposed overnight.
• Excessive mess or damage will result in fees.
• Do not leave trash or food containers outside your door. Take them to the trash closet.
A Clean Home is a Happy Home
• If the property is left in an exceptionally messy state, we will charge $89 for every extra hour of cleaning required.
• No Shoes Please
• Our property is consistently rated as squeaky clean, and keeping shoes at the door helps.
• No Flames
• No open flames includes candles.
8. Kitchen / Appliances
• Do not leave cooking unattended.
• Use the stove hood fan while cooking.
• Wash dishes before checkout or place in dishwasher and start cycle.
9. Trash and Recycling
Take your trash to the trash closet in the hallway. While in the elevator lobby turn to the right out of the lobby (opposite our hallway). Walk to the hallway . When you enter the hallway the trash closet is the first door on the left.
10. Safety & Security
• Lock all doors when leaving.
• Do not share your entry keys/code/fob with anyone.
• If keys/fobs are lost or stolen, replacement fee is $250–$300 depending on building rules.
Accidents
• Host bears no responsibilities for any accident, injuries or illness that you may sustain during your stay.
11. Prohibited Activities
• No parties, DJ equipment, or speakers.
• No filming, commercial photography, or content creation without written approval.
• Tampering with smoke detectors, noise monitors, or security devices results in immediate removal.
12. Parking (if applicable)
• We will send you a link to register your car so you can park in the reserved parking space. If you do not register your car, you will be fined and towed by the city.
Park only in your assigned space.
• If you use the parking garage you will assume all liability. Place the reserved cones in the back of the parking space by the sign. When you leave place the cones in the front of the space behind the parking numbers. If you arrive and someone is in your parking space call us immediately providing the license plate number and make of car. We have them immediately towed. In the meantime you can park in any open parking space. To avoid getting towed please do not park in tandem or handicap / fire parking spaces. We are not responsible for towed vehicles.
• Towing at guest’s expense for unauthorized parking.
13. Damage & Incident Reporting
• Report any damage immediately.
• Failure to report damage will result in charges being filed after checkout.
